Linda Daly is among only a handful of women who hold a commercial contractor's license in Florida and she is considered as one of Florida's more successful female General Contractors. With the expertise provided by husband Bud and their hand-picked staff, Daly & Zilch, has left its mark on our beautiful section of Florida with the results of their talents seen on many familiar sites and residences throughout Citrus County.

For example, some of their commercial assignments included the management of the construction of the stage and pavilion buildings at Rock Crusher Canyon in Crystal River. They have performed a multitude of construction contracts for the Citrus County Board of County Commissioners, the City of Crystal River, and the City of Inverness. The company has completed several remodeling and construction projects for Bright House Networks of Tampa Bay. In Citrus Hills, they remodeled and expanded the Art & Education building at the Art Center of Citrus County.

REMODELING AND RECONSTRUCTION

Over the years, Daly & Zilch has found ways to gracefully add on, redesign, remodel and resconstruct homes and offices. One of their most remarkable projects was the restoration and reconstruction of the Central Citrus Business Park in Lecanto. This is the current location of the Daly & Zilch main headquarters and one that also houses four other businesses. When that project was considered, Linda & Bud looked beyond the building's then dilapidated condition and visualized an office park that would not only recycle an old building but would be beautiful and functional and capable of housing several small businesses. Occupying the original footprint, the interior of the old building eventually made way for a new, modern and energy-efficient office building.

The rewards for taking on this restoration / reconstruction task were many, with the first being the relocation of their own offices and opening up the rest of the building for four other small businesses to occupy. An additional and unexpected reward came as the Citrus County Chamber of Commerce recognized their reconstruction effort by awarding Daly & Zilch its "New Image Award for Business Beautification."

CUSTOM HOMES

When it comes to home construction, the company does not offer a collection of stock floor plans. They go about it differently and prefer to sit with the customer and listen to what ideas and amenities they may like in their home. It's a "Have it your way" concept rather than settling for a cookie-cutter design. Many customers have an idea or even photos from magazines or their own sketches for reference. Of course, we have numerous photos to show the variety of home styles, interior layouts and color schemes to use for reference.

"Once we gather information about their tastes in style and functionality, we start the design process ... with customer involvement if they wish," explained Linda Daly. It's all done in-house with a team of experts who can translate ideas into preliminary drawings and eventually into architectural plans. Bud Daly continued by explaining that they build under the guidelines of Energy Star® and are constantly looking for construction materials and methods that will save energy and provide safer environments. The Dalys are proud to say that their homes, remodels and commercial buildings exceed code requirements.

DESIGN BUILD

Because Daly & Zilch is a full-service General Contractor, we can offer to our customers the Design-Build option which means that all aspects of the construction project can be handled by our staff with the customer's knowledge, approvals and input along the way. Instead of having several contractors and consultants, a customer has just one entity to deal with. Utilizing our experienced designers, architects and construction crews, this system often minimizes the project's risk for an owner and can reduce the delivery schedule by coordinating the design and construction phases more efficiently.

Design-Build combines the tasks of design, permitting, and construction which leads to a more efficient and streamlined environment. Daly & Zilch brings together all of its professionals to complete these tasks in an overlapping fashion. Although Design-Build could possibly lead to overall savings in the long run, the customer would certainly be more involved. This in itself keeps the lines of communications open which could help to avoid mistakes or misunderstandings. Finally, as the leader of the project, Daly & Zilch would be more accountable for all phases of the construction.
